All windows in the house (approx. 60) are original double hung with wavy glass. The windows on the first floor measure 4 ft wide and 9 feet tall, on the second floor, they are 4 ft wide and 7 ft tall. The floor joists are 2"x12" walnut beams (impervious to pests). The original roof rafters are oak. The house covers 4 floors, each floor is approx. 2000 sq ft. for a total of nearly 8000 sq ft of floor space. Even the ceilings in the basement are 10 ft high! On the ground / first floor, ceilings go to 11 ft, on second floor 9 ft and in the attic ceiling height is roughly 9 ft at the peaks with a 16 ft vaulted ceiling in the attic tower complete with custom stained and etched glass windows (more stained glass and custom etched glass windows throughout the house). He attended medical school as a teenager and then headed out into the frontier to begin his practice in medicine. Sanford had a talent for surgery and quickly earned a reputation as a professional who helped all walks of life. After being elected to Iowa State Congress at the age of 23, Dr. Sanford established a charter to erect a Medical College west of the Mississippi River. At this time, there was only one such Medical College located in St. Louis. With the funds secured to establish this new college, Dr. Sanford eventually found his way to Keokuk, Iowa where he set up his first school, and later went on to assist other medical professionals to establish other medically focused colleges. At its peak, Keokuk had 7 different Medical Colleges in town. Since the 1970s, the town has experienced a decline, similar to most of the Mississippi River region. Keokuk, however, has a lot going for it. There are numerous music events throughout the year, several festivals such as the Eagle Days (Bald Eagles settle here in winter), as well as a street fair and summer farmers markets. For rock lovers, Keokuk is known around the world for its magnificent geodes that wash up along the streams and rivers. With the close proximity to the biggest river on this continent, there is no shortage of aquatic activities. The town population is roughly 8000 people with Burlington, Iowa to the north (30,000 pop.) and Quincy, Illinois to the south (also 30,000 pop.). If you are the type to get excited by architecture and history, look no further! To make a long story short, I am selling my house because I had to move several states away from the area for my father's health issues (blood cancer). As I really have no idea when I might be able to move back to the area, I feel it is now necessary to sell the house to someone with more resources than I have who can return this diamond-in-the-rough to its stately original charm. I have been gone for over a year now and I fear that all the hard work and money I put into this house will be for nothing if I don't give someone else the opportunity to make this magnificent property their own. So... why is this guy selling a solid brick 8000 sq ft mansion for so cheap?! The short answer is I own it outright, no banks, no liens, and no loans. Taxes are up to date. I hold the Warranty Deed and it will be transferred to the buyer once funds are received. The second part of this answer is because the roof needs major work. I purchased this house under the assumption that it needed a new roof (thinking it needed shingles). Instead, I found out that the house had suffered a fire in 1999 which was undisclosed to me by the seller. Amazingly, the original old-growth Oak rafters were so dense that the fire only brazed the outside edges of the lumber! Check out the picture to see what I mean. I have since rebuilt and covered 75% of the roof including the front and back additions (started with the worst off areas). To date, there are only 2 areas left to rebuild. A huge section over the tallest part of the house was totally untouched by the fire and so only needs new shingles, not a full-rebuild. Obviously, a building of this size will require a substantial amount of money to fully rehab, hence my decision to sell it at auction starting at $1. I did most of the labor myself, but many people will have to hire help. With that in mind, when all is said and done, an 8000 sqft mansion / income property with a million-dollar view doesn't seem like a bad deal. My plan was always to seal up the roof first and then finish the apartment, completing smaller projects in-between. Once the apartment was earning money, I would invest back into the house and use that to finish and maintain it. I still think it’s a great idea and a fantastic investment, but I'm pursuing my education in engineering and I recognize that I do not have the resources to continue with this particular endeavor at this time.
