Seller: alimoguy (523) 100%, Location: Center, Missouri, Ships to: Free Local Pickup, Item: 113793878713 School building for sale in Center, Missouri. Main building was built in 1980, the gym in 1940, and the approximate 2,200sqft addition to the rear of the building was added in 1996. Total building square footage is 23,270 and sits on 3.9 acres. Zoned commercial, but may also be used for residential or multi-family. Ralls County School District owned and maintained until April, 2019. Rear of building has approximately .95 acres fenced. Within the fenced area is approximately 1,500sqft of concrete pad and 1,500sqft of gravel. Outside of the fence is approximately 9,000sqft of graveled parking. Building has solid brick exterior, with the exception of the gymnasium, which is brick and metal siding. Entire building is on concrete slab. Gym floor is ¾” hardwood over concrete. Most of the classrooms average around 830sq ft each. However, in the main building, none of the interior walls are load-bearing. Interior walls could be removed if desired. Roof over main building is steel beam and metal. A composite roof was added over the top of the metal about 7 years ago. Roof over gym is EPDM membrane, roof over 1996 addition is EPDM-FR (fire retardant). Boiler is original from 1980 and is plumbed to the entire school except for the new addition. Boiler functions well and has been used without problem since the school was closed in 2016. Boiler has a spare rebuilt motor and pump that is included. The new addition has a Reznor natural gas heating unit, as well as electric mini-splits. Fourteen mini-split heat and a/c units were installed in the classrooms and offices in 2006-2007. 11 of the 14 units are currently working in both heat and air conditioning modes. All five restrooms function as intended, as well as four sinks in three additional rooms and three water fountains. All kitchen hardware has been removed, with the exception of the (functional) exhaust hood and a stainless serving section. This commercial building could be used for: Apartment building (there are no apartments in Center right now), rental offices, office building, server farm, assisted living, mini-storage, boat storage, rv storage, warehouse, daycare, home schooling, after-school activities, hotel - motel, factory, medical office, machine shop, small business incubator, antique mall, permanent flea market, indoor shrimp farm, fish farm, etc. Land and building could be used as a family compound for St. Louis families looking for a retreat / bug-out shelter / cabin. Hunters could use it when in the area for hunting rights leases. Families that vacation at the Mark Twain Lake could use this as their vacation home and store their boats and recreation vehicles in the gym. A single family could also turn the new addition at the rear of the school into a house and rent the rest of the building out. Or…….turn the whole building into a private residence and literally have a room for everything. Live like you're on MTV Cribs or Lifestyles of the Rich and Famous. Have a: sewing room, gift wrapping room, cat room, winter clothes room, arcade room, ball pit, outdoor power equipment room, reloading room, home theatre, library, etc. Kids having sleepovers? No problem. Family members coming in from out of town? Have that guest bedroom. Gym could be used as a rental for wedding receptions, etc. If used as a community nonprofit or single family, keep half-court basketball and use the other half for pickleball, badminton, volleyball, ping pong, etc. A door should be able to be cut into the side of the gym to turn it in to a very nice sized shop / garage with plenty of ceiling space for car lifts or make the gym into non-profit car museum and take the tax write-off. Gym could also be used as a manufacturing site for little houses or portable sheds. The only thing needed to make this building move-in ready is a shower and kitchen appliances. All five bathrooms have floor drains, and the kitchen has all plumbing and natural gas / electric hook ups. Building is at the end of a street, at the edge of the city limits. Current city regulations do not allow horses to be kept within the city limits, but a zoning variance could be requested. (Several townspeople do keep horses, but they were grandfathered in.) The gym would make a heck of a stable / horse arena, and almost an acre in the back is already fenced. I am also told that the building would make a good marijuana grow operation / cannabis cultivation / CBD oil facility. Not my thing, but to each his own. You would have to research the permitting for that. Building has 400amp 120/208 3phase, 4-wire service. Building is priced under $5 per square foot......you get the 4 acres, gravel parking lot, concrete pads, asphalt driveway, chain link fence, etc thrown in. Several people have asked about owner financing. Cash is King, but I would consider financing 25% of the total purchase with 75% down. Based on $110k selling price, this would be $82,500 down. Interest would be 5.5% with a 10 year maximum loan duration. 10yr = $298/month payment 7yr = $395/month 5yr = $525/month Regarding utilities--I currently have the water shut off. They said it would be a $66 month minimum charge (includes 1,000 gal) because it has a commercial meter.Do not know how much it would cost to change to a smaller residential meter size. Sewer is a $15/month connectivity charge.......that goes to $25 when the water is turned on. Electric bill has averaged $40/month since I have owned it--with me there on weekends, security cameras, exit signs, some maintenance and a small fridge. Insurance was $834 for the year, set up as a warehouse. $150K policy, $1k deductible. Trash is not required if the water is shut off. If the water is on, trash is mandatory at around $12 per month. Regarding property taxes--Tax for this building and land will depend on how this structure will be used. The annual estimated tax based on $110,000 value used as a commercial property is approximately $1,750. This would be lower if it is used as residential or agricultural. Center is approximately 7 miles from the Mark Twain Lake, 20 miles from Hannibal, and 100 miles from St. Louis. **8/18/19 7pm -- Sale pending, earnest money accepted** Lot Size (acres): 4, Property Address: 601 E Hawkins St, State/Province: Missouri, Seller State of Residence: Missouri, ZIP/Postal Code: 63436, Availability: For Sale, City: Center, Square Footage: 23270, Type: Multi-Business Complex
